It is a mistake to try and apply Western legal structures to property acquisitions in Bangkok. You can throw away the rule book because Thailand has an entirely different legal structure. The Thai Land Code considers “foreign” property ownership to be real estate which is owned by any foreign individual or company. The legal mechanisms which are most frequently used by foreigners to hold Thai real estate are: leasehold, freehold through a condo title, and freehold through acquisition by a Thai company. There are also some specific circumstances where foreigners may own industrial property on a freehold basis.
